Phase 1 Pre-Construction

  • Project objectives are identified.
  • A design team is selected including the architect, engineer, and associated professionals.
  • Consultation is given on the overall project by the team members.
  • Concept drawing are developed.
  • Materials and methods of construction are specified.
  • Sub-contractor pricing is received and presented.
  • Scheduling is established including critical path deadlines for trades and long lead materials.
  • Budget analysis and detailed cost estimates are prepared.
  • Value engineering or alternate design concepts are implemented.
  • Plans are reviewed for code compliance and permitting.
  • A construction start date is selected.
  • Contracts are developed and executed.
  • Building permits are obtained.

Phase 2 Construction

  • Mobilize and set up site construction infrastructure including, office, power, storage, sanitary, etc.
  • Compile and submit product data for owner and architects review.
  • Communicate with the owner and all team members regarding plans, specs, RFI’s and C/O’s.
  • Manage and coordinate job site activities.
  • Prepare, monitor and update schedules daily, weekly, and monthly.
  • QC Monitor adherence to plans, specifications, and manufacturers recommended installation procedures.
  • Safety management. Prepare a safety plan and monitor compliance. Adhere to OSHA regulations.
  • Conduct regular site meetings between owner, architect, and trades.
  • Compile construction records including daily logs and as-build data.
  • Punch list items are reviewed with owner and completed.
  • Obtain Certificate of Occupancy.
  • Building is turned over to the owner.

Phase 3 Closeout

  • Operation and maintenance manuals are provided.
  • Instruction and training is provided on the use of various systems in the facility.
  • Product warranty data and certificates are provided.
